Totally with Jeff on the Fallout New Vegas issues.  I liked the intro and kept trying to convince myself that I loved it, but I finally hit one point (can't remember when) that I said screw this game because I really have no reason to give a damn about ANY of the factions.  I like that they didn't try to go with a good faction v. bad one, but they forgot to give any of the groups something to rally behind.  They all seemed so poorly developed, something I believe Fallout 3 did better overall (yes the ending was weak there too).

Assassins Creed taking it's theme to pirates in the upcoming Black Flag explains why the ship battle mechanic was so well done in AC3.

People keep saying Final Fantasy is overrated but I feel the franchise has been steadily losing support outside of Japan since FF XI.  Eventually we might not even see FF being released outside of Japan if SquareEnix don't find a fine line between being too MMOish (most rpgs these days) or too crazy for non-Japanese.

Overrated genres for me would be shooters and MMOs.

Here's two they missed, just want to remind people about the Star Wars RTS games: Empire at War and Galactic Battleground. They weren't the best RTS games around but they're pretty serviceable. Plus c'mon, it's a game where you command a squadron of AT-AT walkers.

Most overrated? The MGS series. Gets worse with each iteration (I played 1-4). I also agree with Korey with Final Fantasy being overratted; although FFXIII was probably appropriately rated.
